Lake Michigan water flowing to all homes in Kingston Hills

Apr 16, 2001 - The long awaited wish of many homeowners in Homer Township has recently been fulfilled with the completion of water lines that will supply clear, sparkling Lake Michigan water to all homes. With the availability of Lake Michigan water, the semi-custom homes in Gallagher & Henry's Kingston Hills will be more desirable than ever before.

Currently in its first phase of development, Kingston Hills features a collection of 21 ranch, bi-level, quad-level and two-story homes priced from $220,150 to $309,950 (price subject to change). These homes will provide 1,850 to 3,465 square feet of customizable living space. For a limited time the community is currently offering $5,000 worth of free upgrades and amenities to all homebuyers.

Dramatic two-story ceilings, elegant formal dining room, and value have made the Berkshire model at Kingston Hills in Homer Township a popular choice with luxury homebuyers. At 3,463-square feet, the two-story Berkshire is packed with features that are included in the home's base price of $281,500. For example, the Berkshire has a basement, masonry fireplace and ceramic tiled glamour bath with whirlpool tub and ceramic-tiled shower.

A tour of this home begins with a two-story foyer and an impressive view of a large balcony on the second floor overlooking the living room below. The living room at the front of the home also sports a decorative set of windows with arched transoms, creating a distinctive exterior.

At the rear of the home, the kitchen, with pantry and built-in breakfast bar, opens to the dinette. Buyers will love the dinette's oversized French door that leads to the back yard.

Between the kitchen and living room is the Berkshire's formal dining room with sculptured ceiling and enough space to accommodate a large dining table and elegant china cabinet. To complete the entertainment possibilities, buyers will find a large 22'2" x 15' family room with masonry fireplace. With unobstructed views from this room, through the dinette and into the well-equipped kitchen, this area of the home will certainly be a major hub of activity. The first floor is completed with a study that is perfect for use as an office, a powder room off the foyer and a laundry room, which also serves as a mud room leading to the attached two-car garage.

Each of the three secondary bedrooms on the Berkshire's upper level offer abundant closet space for clothes or toys and the rooms are large enough for a variety of furniture arrangements. A full-size hall bathroom services all bedrooms.

The master suite contains a large walk-in closet and for architectural appeal the bedroom supports an attractive cathedral ceiling that can be decorated in numerous ways. Those seeking the ultimate bathroom with relaxation and luxury in mind will be more than satisfied. Within this private sanctuary are a whirlpool tub, separate shower and vanity with cultured marble top.

If homebuyers wish to tweak the Berkshire's standard floor plan to meet their lifestyle, it can be done. Family rooms can be expanded, additional volume ceilings can be incorporated, and interior walls can be relocated. The company is eager to make these types of alterations because it has years of building experience.

Standard amenities to be found in the Berkshire and other Kingston Hills homes include: partial or full brick exteriors, vinyl clad casement windows, ceramic tiled baths, ceramic in foyer, 50-gallon hot water heater and General Electric kitchen appliances (gas oven/range, range hood, 1/2 h.p. garbage disposal and multi-cycle dishwasher).

Optional available amenities include: gas logs for fireplace, hardwood flooring, additional bedrooms, skylights, three-car garage, central air conditioning, designer ceilings and numerous material upgrades. Because of the community's rolling topography, many 1/4 to 1/3-acre homesites are available to accommodate the construction of homes with window or walkout basements. There are also a variety of homesites available that back up to mature trees or set next to peaceful ponds.

Nearby the community, there's an abundance of recreational facilities, shopping, transportation and cultural activities that allow buyers to live a fully active lifestyle without having to travel far to achieve it. The community is near excellent schools (Homer Elementary School, Hadley Junior High School and Lockport East High School). Also nearby are a new Dominick's grocery store, K-Mart, Blockbuster Video and future Home Depot. Homer Township recently announced plans to build a recreation center near the community, and a wide variety of public and private golf courses are already in the area for enthusiasts to enjoy.

Kingston Hills is conveniently located on 151st Street, approximately 1/4 mile east of Bell Road, and one mile north of 159th Street. Two model homes are open daily from 10 a.m. to 6 p.m., except on Saturday, which closes at 5:30 p.m. For more information, please call (708) 301-1999.
